Solivita is a large gated 55+ community in Poinciana, in the 34759 ZIP, on the Polk County side of the Polk and Osceola county line. Construction began in 2000 under Avatar, later AV Homes, and Taylor Morrison has continued building in newer sections, with about 5,900 homes planned at buildout. At least one resident of each home must be 55 or older. Housing is primarily single-family homes and villa-style attached homes. The scale of the amenities is what sets Solivita apart from smaller 55+ communities: eight amenity complexes with more than 150,000 square feet of space, 14 pools, a 32,000 square foot spa and fitness center, a ballroom, arts studios, a village square with shops and restaurants inside the gates, and more than 150 resident-run clubs. Golf is optional, with Stonegate Golf Club memberships sold separately from HOA dues. Sections carry a main HOA, possible sub-association fees and CDD assessments, so ask for all three figures for the exact home.

The golf at Solivita

Stonegate Golf Club at Solivita has two 18-hole courses, The Oaks and The Cypress, both inside the community. Sources describe the club as semi-private, with play centered on residents and their guests. Golf membership is sold separately from HOA dues, so residents who do not play are not paying for the courses, and those who do can choose a membership level. The two courses give the club enough capacity for a large resident population, and the Stonegate Grille restaurant serves as the clubhouse dining spot. Because Solivita's social life is so broad, many residents treat golf as one of several daily options alongside pickleball, tennis, bocce and the fitness center rather than the single reason they bought. Living in Solivita: location and lifestyle

Solivita sits in Poinciana, south of Kissimmee and east of Haines City. Inside the gates, the village square covers many daily needs, with a restaurant, salon, spa, fitness center and other services. For bigger errands, shopping along US 17/92 and in Kissimmee is about 20 to 30 minutes away. Orlando International Airport is roughly 45 minutes, and Disney World is about 35 minutes. Tampa is about an hour and a half, which makes this the farthest community in this group from Tampa Bay. The SunRail station in Poinciana offers a commuter rail link toward Orlando. Lake Marion Creek and Lake Kissimmee area preserves are nearby for nature outings. Medical offices and pharmacies along Cypress Parkway and Pleasant Hill Road are within about 15 minutes for routine care.
