About Cheval (TPC Tampa Bay)
Cheval sits off Dale Mabry Highway and Lutz Lake Fern Road in north Hillsborough County, between the Veterans Expressway and the Suncoast Parkway. It was developed starting in the early 1990s and today holds about 1,100 single-family homes and villas across several enclaves behind staffed gates with 24-hour security. The community splits into two halves with different setups. Cheval West surrounds TPC Tampa Bay and is governed by a Community Development District plus the Cheval West Community Association, so CDD assessments appear on property tax bills there. Cheval East surrounds the private Club at Cheval and is governed by a property owners association with no CDD. That split matters for monthly costs, so buyers should compare the two before choosing a street. Cheval also has an equestrian complex, which is rare among Tampa Bay golf communities and dates back to its origins as a polo and golf development. Homes range from maintenance-light villas on the fairways to larger custom houses on wooded lots.
The golf at Cheval (TPC Tampa Bay)
Cheval has two full courses. TPC Tampa Bay, in Cheval West, was designed by Bobby Weed with Chi Chi Rodriguez consulting and opened in 1991. The Club at Cheval, in Cheval East, is a private club with its own 18-hole course, nine Har-Tru tennis courts, two pickleball courts, a fitness center with group classes, a temperature-controlled pool and year-round dining. Heritage Golf Group acquired The Club at Cheval in April 2025, and golf members get reciprocal access to other participating Heritage clubs through the Heritage Plus Network. Heritage has also owned and operated TPC Tampa Bay since 2008. The Club at Cheval course was designed by Steve Smyers.
Is club membership required in Cheval (TPC Tampa Bay)?
Optional. Club membership at The Club at Cheval is separate from owning a home, and buying in Cheval East does not include club access. TPC Tampa Bay in Cheval West is open to public play.
